17 text messages later, your home is still overpriced

Many people do not know what goes on behind the scenes in a real estate transaction.  This is about one home showing and what we, as Realtors° have to endure before and after just to SHOW a home.

 

A client was coming into town in preparation for a relocation to the area.  He had previously seen a home style he liked and wanted to see all of the current listings.  As there are 5 of this model on the market, I called, emailed and sent a text to all 5 agents asking for showings.  

 

I received one phone call back from an agent who quizzed me for over 15 minutes on the merits and qualifications of my buyer.  Really?  I just want to show your home.  The problem with that home, it was priced $100,000  to $150,000 HIGHER than the other 4 model matches within the subdivision AND you just quizzed ME on my clients?  Oh well, set up the appointment just to see why this particular home was priced so much over market.

We toured the home at the scheduled time.  Okay, it’s nice. Has modest upgrades/updating.  It was clean and professional decorated.  But, not worth over $100,000 more than any other model.

 

Then, the nightmare began.  This agent who had previously quizzed me on my buyer’s qualifications, sent me a text asking how the showing went.  I politely responded it showed well but it’s overpriced.  Well, I guess she didn’t like that answer.  She sent another 16 text messages explaining all the upgrades, explaining why it was priced where it was, explaining, explaining, explaining.  REALLY?  17 text messages to tell me what we could already see with our own eyes AND we could tell from the MLS sales of that EXACT model from the last 6 months.


Sorry, but after 17  text messages, your home is still overpriced.

There comes a time when you have to become firm and just state "the comps don't support the price and the buyer's lender is afraid that the appraisal won't support the valuation. If the sellers would be willing to sell at the appraised value, I could speak to my clients..." In other words, call her bluff.

I wonder how it would have gone over if you sent 17 concurrent texts back that said, "overpriced," "overpriced," etc....  Maybe she would have gotten the hint that she was a bit over the top.

Ask her to send you 3 comps justifying the price. An appraiser cannot adjust upward tremendously on every comp. YOu think a Realtor would know better.

This agent is like a very bad FSBO.
If she was truly objective (which is what we are hired to do), she would have priced it right or not taken the listing.

The excess texting...well that's a whole other matter. That's likely attributed to some type of personality disorder.

Some listing agents can really drive you crazy. 

You and your client saw the property; for WHATEVER reason the Buyers are not interested, they are moving on - period.

Listing agents need to accept that, get over it and move on.

Juli, Desperation comes to my mind.  She knows it is overpriced, or should know.  She could author the the book ... how to buy a listing and deceive sellers.

Jill, I showed one like this.  The listing agent has sent so many emails extolling the merits of the place.  One of those merits is not the listing price.  Oh well!

It is one thing when the seller thinks their home is worth more than market but when their agent believes that too...not good. You provided her with valuable insight had she only listened.

Text messages explaining *why* a home is priced the way it is does not change the value. HOWEVER, listing agents SHOULD make sure that buyer agents are showing properties to qualified buyers. That is part of the job.

Juli, this is where you need an auto response to your text messaging system that automatically texts back to the sender:  " I am away from my phone right now, please try again in a hundred years!"

Sounds like a new agent to me. If a home is overpriced you know it is.... just say the house is overpriced and may not appraise. So if you like this one bring the difference to the table. Yes the seller is foolish... but he probably doesn't really want to sell.
