Tech Talk for Real Estate Agents!
At our last WCR Greater Palm Beach County monthly resource meeting, we had a return visit from Craig Grant of The Real Estate Technology Institute. Craig spoke to us last year and I was very happy to have him fill us in on the latest tech information.
Let me share some of that with you!
71% of buyers forget their agent’s name
in one year.
~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~
What is your typical consumer? Think you know?
61% of Homeless People have a smartphone with an internet connection.
59% of Sales in 2013 were 44 and under- Gen X & Y (know your target)
~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~
87% of Leads involve the internet
45% of the Property sold was buyers finding it themselves via the internet.
~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~
You know this already, but it is worth repeating.. everything you do should go take the reader to your website.
Consumers prefer agent sites OVER Broker sites. They want to know who you are!
~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~
How you implement your property search is a Key Factor. You can break up the search by lifestyle, property types, customer needs, cities, etc.
Think about who you want to attract.
~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~
Your IDX is your goldmine.
And, there is a sliding scale of being a jerk… from having to register just to get a look at properties (high on the jerk register) to letting a visitor take a peek at what they’ll be getting.
~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~
Research shows that traditional drip email does not work. You need active engagement as well as cookie tracking.
~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~
Have you set up your mobile site?
50% of traffic comes from mobile sites and that traffic is better because they are more serious.
~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~
Tools
Happy Grasshopper- can curate your emails to specific people.
Bomb Bomb- make and send videos. You can make a personalized video or one for mass marketing.
~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~
Direct Mail -which he feels is ineffective from a tracking standpoint (DO NOT get your knickers in a wad….. He is not saying that Direct Mail is not good, he’s saying that the downside is that it’s hard to track.)
However, if you choose to use it:
Smart Zip- provides predictive analysis and is more targeted.
Listing Grabber- helps you identify sellers BEFORE they go on the market
~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~
More facts for you to play with…..
Where do agents promote their listings?
27% promote them on other sites.
Single digits use Social Media.
According to agents surveyed- they felt they received their best leads from Zillow and Trulia (Again… don’t shoot the messenger.)
Regarding Craigslist- it is too easy to get scammed. If you are going to use it, promote you and your market, not your specific listing.
~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~
RE Pay Per Clicks-
You control your keywords, and you choose your keywords based on your demographics.
How can you control someone just going in and clicking several times??
They can check the IP of the clicker to see how many clicks are made in a given 24 hours period. You can ask to see reports. I think that some sites have something built in to make sure this isn’t happening.
~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~
Facebook-your traditional Facebook business page is no longer effective unless you pay.
In line with this, see Kyle Reyes excellent post-Facebook Dark Posts: The Ultimate Consumer Insights.
I hope that you found this information informative and/or helpful. Having access to this is just one of the many benefits I’ve received as an affiliate of our local Women’s Council of Realtors.
