Spring in to a new home! Showings and web traffic have continued to be strong this past month. Sellers that are relocating or planning to move before school starts in the fall are preparing to list their homes in order to take advantage of the best selling time April, May, June and July. Preparing your home for sale is so important these days. As I have said previously, homes will continue to sell, but the ones selling in a timely manner are those that have been updated, are in good condition, and priced competitively. Buyers need to prepare as well i.e. save for a down payment. March was a volatile month for the mortgage industry. All of the private mortgage insurance (PMI) companies discontinued coverage for 100% loans. 97% loan to value is the highest loan you can get, unless you have access to VA financing.
New feature! I am continually modifying and adding new features to my website. Recently, I added a new feature that allows clients to search the Omaha MLS by map. It's pretty cool to zoom in and move from area to area around Omaha. It's especially useful to new homebuyers and relocation clients that are not familiar with Omaha neighborhoods.
Statistics show that each person knows of 3 - 6 people who will buy or sell a home each year. I would really appreciate your referral if you know anyone that will be buying or selling a home in the future. Please forward them my contact information, website or this newsletter.
