In Michigan and across the country there is an upheaval on the way listings are being syndicated. List Hub is out with Zillow and Trulia, and our MLS is no longer using Point2. So how are your listings being syndicated out to the majority of websites?
As you know Realtor.com, Trulia, Yahoo, and Zillow are the top sites right now according to http://www.ebizmba.com/articles/real-estate-websites. So if you are not putting your clients homes and listings on those sites aren't you doing them a disservice?
After all our goal is get our clients home sold. To put their best interest first. If you have a featured Michigan home for sale or any home for sale in any state. So wouldn't listing their home on Zillow and Trulia be in their best interest. After all wouldn't you want your home on the top two sites people are going to. According to this article Zillow and Trulia have about 47% of the market share. So wouldn't be smart to put your client's listings on those two sites where they will be most likely seen?
I hate to tell you but Zillow and Trulia are here to stay. You can't fight a giant. It is like fighting Google rankings. You have to play in their ball park to put your clients interest first.
A few agents told me yesterday that they refuse to put their clients listings on Zillow or Trulia because they sell the lead back to them. Those selfish agents are worried about double dipping on their client's home and fore going a client's chance to be seen by 47% of the internet buyers. Well, who's interest are you putting first? Your clients or yours? I myself believe that our goal is to get our clients home sold. PERIOD. Not to worry about double dipping on a listing or trying to defeat Zillow or Trulia. I am putting my clients listings on Zillow and Trulia even if I have to upload them by hand.
