This is a call for help to anyone at Countrywide who can help. If you happen to read this post today and you know anyone in the upper management with authoritative power, team leaders, supervisors of loss mitigation, CEO David Sambo;  we are calling out to you to please call us at  561-753-0135 to stop a sale of a home on the courthouse steps tomorrow morning at 8:45 a.m.

We have two offers on this property, the BPO and the appraisal have been done back in March. It is all turned in. This file was started months ago with ample time to complete a short sale prior to a foreclosure date.

The negotiator told us that we could get the sale date cancelled and reset if the owner would pay for the attorney's fee to do that. We agreed to do this. The owner has been waiting to find out how much she needs to bring to your attorney and where does she need to bring this check to and who to make out the check to. But no one called us and no one answers us to tell us how much or where. That is all we are waiting for. This was approved 2 weeks ago!

We even have an attorney who has been calling your attorney and your attorney is not calling him back, not even in the 11th hour!!!! Here in Florida in order to get a new date for the sale of a property by foreclosure the court date must be cancelled and then reset. It can not be just postponed.

What is SO hard about taking the money and resetting the date? Our seller is ready to pay the cost to do this so she can finish the short sale.

We have even written a letter to your CEO Mr. David Sambo to please help us. We are talking about a human being here, not a file.

We are being proactive by posting this post in hopes that someone somewhere will read this today and find a person in authority to call us and tell us where our seller needs to bring her money. I hope one of you has set up Google alerts or is monitoring the internet for public opinions regarding your company.

All we want to do is save this seller from foreclosure and that is all she wants too. The only reason she got behind in the first place is because her payment went up from 2000 a month to 3800 a month in payments and was not qualified because her income was too low for your refi program. Ironic but nonetheless, time is of the essence right at the very moment.

All it takes is one phone call!

Katerina, If we do not -- as a society and business -- have time to heed such a passionate and articulate plea -- and a sensible strategy -- maybe we should all turn in our skates and go home. You are certainly fulfilling the fiduciary role of agent and advocate for your client. Good fortune. Keep us posted.

I've been told that some of the loans have mortgage insurance on them so the investors are guaranteed a certain dollar amount. So they get their insurance money, try to 1099 the seller and then recoup more money wit hthe home as an reo.

Katrina, this sounds so outrageous!  Jeez Louise!  I think you need to alert the media.  They all love to do Countrywide stories.

My guess is that Countrywide may make out better with mortgage insurance than a short sale.  Or, they just can't keep up with the short sale process

Or, that the sale has been called off and the word hasn't been filtered down.

Dollar to a donut that the foreclosure will go through.

Andrew- Thank you for your eloquent words of support. All we have been doing today has been to put all our effort into trying to get CW to just abide by their word and follow though and so is our attorney! He has been on the phone most of the morning and so have we. Nestor was on the phone with CW front end, BTW- who are wonderful people who have gone above and beyond also trying to get someone to do something to save our client's home from the courthouse steps tomorrow morning. They do all that they can do. They are in Dallas and can not walk down the hall to Simi Valley in CA to knock on the VP's door. They were even trying all kinds of ideas and emailing all the upper management about this for us. Nestor was on the phone with them for 3 hours, not on hold, but working to resolve this issue.

Mike- We know upfront if they have PMI. We close short sales that have PMI on them, in fact we just closed one two weeks ago where the PMI co had to also approve the sale. She does not have PMI insurance. The point is CW already said we could reset the date but we don't know who to pay or where or how much!

Lenn- This is the one time where I hope and I pray that you are wrong about that! I would be so happy if you are wrong:) .

They already approved the cancell and reset but did not tell us how to, where to or who to.

Our attorney just got off the phone with CW attorney who said all that needs to happen is CW send an EMAIL to reset and that can happen up to 6 p.m. tonight EST!!!!! How hard is that! But he can not  do it without their email.

So we wait and call and wait and call. This is our duty to our seller. We must stand by her side through this and do all that we possibly can do!

Katerina, I heard they closed the doors, staff everything for 20 days, I think on twitter.

Missy, how does a lending institution just close the doors for 20 days? That's downright scarey.

Katerina- Keep us posted as this is the type of news that we need to know about. I am surprised that CBS was not interested in picking it up. CW is in trouble and I hope that before they go under that they will have some procedures in place to handle the volume of transactions similar to yours.

Best wishes,

Scott

PET LOVERS START PACKING!

YOU COULD WIN MY OCALA MANSION!

Valued At $1,250,000.00

$200.00 Entry Fee & The Best "Pet Lover Story" WINS!

Ocala Mansion Essay Contest Kicks Off at Noon, Wednesday, April 23rd, 2008

With an "Official Press Conference" at the property - 1315 SE 22nd Ave., Ocala, Fla. 34471

Contest entrants will be able to visit the Mansion from 12 noon to 3:00p.m. Eastern Time.

Would you like to own this extraordinary "Gone With The Wind" Plantation Style Mansion situated on more than two acres of land adorned with beautiful Oak trees, Camellia, Azalea, Gardenia and fruit trees in the heart of downtown Ocala, Florida? This magnificent home features approximately 5,200 square feet of living space, including five bedrooms, six bathrooms, a formal living room, a huge dining room, a spacious family room with a brick fireplace, beautiful pine wood floors throughout, marble bathrooms, three crystal chandeliers, 50 foot brick porches on the front and back of the home, 25 foot high grand foyer, a guest house, tree house, and a hand built dog house that resembles the mansion, complete with its own chain link fenced run.

The current owner, Miss Clementina Marie Giovannetti, a national best-selling author, spared no expense, approximately $200,000.00 to have the entire mansion completely restored, updated and freshly painted inside and out just for you! Why does she want to give such a magnificent mansion away to The Best "Pet Lover Story" Essay Winner?

"I purchased this magnificent mansion a few years ago for my retirement home and looked forward to having a quiet and simple life there. But sometimes, no matter how carefully you plan out the details of your life or make decisions, things change, and that's exactly what happened," Giovannetti said. "My entire life changed both professionally and personally while I was living there, and I am no longer retired. So to support my new lifestyle and career change I purchased a much smaller home in The Villages. Hence, this essay contest!"

"One person out of 6250 minimum entries will win this magnificent home valued at $1.25 million on or before July 23rd, 2008. All you have to do is send us your ‘Pet Lover Story' according to the rules and regulations, along with your cover letter, a 4x6 color photograph of the pet and a US $200 entry fee. In 100 to 300 words, tell us about your pet," Giovannetti said.  "‘The Pet Lover Story' can be funny, sad, heroic or inspirational. It can be about a rescue story, service animal, or an act of love or courage. The judges will select a winning entry based upon an honest and sincere expression of thought and emotions about a pet that is heartfelt and one that truly touches the hearts of the judges. It's that easy. "

"Even kids under the age of 18 can enter as long as their entry includes a written statement with a signature from their parent or guardian approving their participation in this contest. The contest is also open to all not-for-profit organizations," she said.

"Besides, all you ever hear on the news is bad news: crashing real estate market, pregnant women being murdered by their own husbands or boyfriends, political officials being indicted, gas prices going up, the economy going into a recession and on and on. I believe in miracles and sincerely want to bless someone else's life with this magnificent home. I need to find a very special family, individual or organization that could truly be happy there, and perhaps it would make his or her dreams come true! So start writing!" Giovannetti said. SOS TO CONTRYWIDE......HERES WHAT YOU CAN DO IF THE HOME WAS SOLD.....YOUR CLIENT...WHOM I ASSUME IS THE OWNER IN FORECLOSURE.......HAS 10 DAYS IN FLORIDA,

AFTER THE COURT HOUSE SALE DATE.....MAY FILE AN " MOTION OF OBJECTION TO THE SALE"

IN MOST COUNTYS IT FREE...SOME TIME $50.00   THIS WILL STOP THE TRANSFER OF THE DEED

AND REQUIRE THE COURT TO HEAR THE DEFENDANTS REASON FOR OBJECT....THERE COULD BE MANY REASONS THE JUDGE COULD REVOKE THE SALE.....THE LENDER AGREED TO A LOAN MOD...AND YOU HAVE PROF....PAPERS WERE NOT FILED PROPERLY BY THE PALINTIFFS COUNSEL.....OR THEY DID NOT LEGALLY OWN THE NOTE....BUT SLIPED IT UNDER THE JUDGES NOSE....THE JUDGES IS ON YOU SIDE..

IF THE JUDGE CAN FIND A FAIR REASON THE DISMISS THE SALE ....HE WILL DO SO ...GOOD LUCK.
