Checklist for Exterior Maintenance of Homes

According to HUD, a healthy home is one that is constructed, maintained, and rehabilitated in a manner that is conducive to good occupant health.    To maintain a healthy home, occupants should keep it dry, clean, well-ventilated, pest free, safe, free from contaminants.  Good home maintenance can reduce allergens, prevent illness, and reduce injury from accidents.  This checklist, from HUD, provides basic guidelines to maintaining the Exterior of your home:

 

1.       Yard & Exterior:

a.       Water drains away from house (Spring)

b.      No trip, fall, choking, sharp edge hazards (Spring, Fall)

c.       Fence around pool intact (Spring, Fall)

d.      Check for signs of rodents, bats, roaches, termites (Spring, Fall)

e.      Drain outdoor faucets and hoses (Fall)

f.        Clean window wells and check drainage (Spring, Fall)

g.       Clean gutters and downspouts (Spring, Fall)

 

2.       Basement & Crawlspace:

a.       No wet surfaces, puddles (Spring, Fall)

b.      Sump Pump and check valve working (Spring, Fall)

c.       Floor drain working (Spring)

d.      Vacuum basement surfaces (Spring)

e.      Check for signs of rodents, bats, roaches, termites (Fall)

 

3.       Exterior Roof, Walls, Windows:

a.       Singles in good condition (Spring)

b.      Check chimney, valley, plumbing vent, skylight flashing (Spring)

c.       Make sure gutters discharge water away from plumbing (Spring)

d.      Check attic vents (Fall)

e.      Check attic for signs of roof leaks (Spring)

f.        Check for icicles and ice dams (Winter)

g.       Look for peeling paint (Spring)

h.      Look for signs of leaks where deck attaches to house (Spring)

i.         Check below window and door that flashing intact (Spring)

j.        Repair broken, cracked glass (Fall)

k.       Look for signs of leaks at window and door sills (Spring)

l.         Clean dryer vent (Spring, Fall)

m.    Check exhaust ducts are clear (Spring, Fall)

 

4.       Attic:

a.       Check for signs of rodents, bats, roaches, termites (Fall)

b.      Check for Water damage (Fall)

 

c.       Ensure insulation in place (Fall)

d.      Check that fans still exhaust to outdoors  (Annual)

 

5.       Garage:

a.       Ensure storage of fuel cans (Spring, Fall)

b.      Proper operation of garage door safety shut-off (Spring, Fall)

c.       Check for signs of water damage (Spring)

d.      Check for signs of rodents, bats, roaches, termites (Spring, Fall)
