Carlsbad West Housing Market Report For 2014
02/26/2015 This is the latest information on active listings in the Carlsbad West area as well as a wrap up of homes sold in 2014. This report will take a look at the current listings and the sales over the last year. The neighborhoods covered are between Carlsbad Village Dr. and Tamarack Avenue, from the I-5 to El Camino Real. It's a wonderful place to call home, as those fortunate enough to be living there will tell you as many have lived in the area for over 20 years.
The views vary from the Carlsbad West area. Some have Ocean Views while others have hills. Some ocean view homes you can see all the way to the Catalina Islands and La Jolla on a clear day. Homes styles vary from original homes built back in the 1960's to new construction. Some lots have an acre of land!
The following chart shows current homes for sale, homes in escrow (pending) and homes sold in 2014 for Carlsbad West. There are over 1100 Single Family Detached (SFD) homes covered in this report.
As you can see from the chart:
- There are ten active listings.
- Prices range from $725,000 to $1,335,000.
- One home is priced over $1,000,000 (pictured)
- In the last year 58 homes have sold.
- Prices were between $490,000 and $2,195,000.
- The lowest priced sale needed a tear down or complete remodel.
- One of the 58 homes sold was a short sale. One in escrow is a short sale. There were/are no bank owned homes.
- Compared to sales in 2013, prices are up 12% in 2014. All Carlsbad 92008 SFD were up 6% for 2014 compared to 2013.
