Pasadena CA Whispering Waters Condos at 1000 E Cordova Street 02.26.15
This is a recap of the Whispering Waters condominium complex at 1000 East Cordova Street in Pasadena. This report reflects units currently on the market for sale along with market activity since 2010.
Statistical information has been gathered from our local multiple listing service(mls) as of February 25, 2015 and may not include all transactions in the complex.
Whispering Waters is an example of mid-century modern architecture built by Lionel V Mayell in 1960. It consists of 30 single level units ranging in size from one bedroom/one bath up to three bedroom/two bath residences with expansive floor plans offering pretty mountain views from the abundant windows and walls of glass. Balconies and patios of the units often run the entire length of the unit.
Parking for the complex is subterranean and there are common area laundry facilities. There is a very cool glass elevator and I remember when there were multiple fountains along the front of the complex but today just one water feature remains.
Located just east of South Lake Avenue, the Pasadena location is close to numerous shopping and dining venues. The California Institute of Technology(Caltech) is just south of the complex. Transportation via multiple freeways or the Gold Line light rail station at Lake Avenue is convenient.
As is the case in many Pasadena condo complexes, turnover here has been low in recent years. Fortunately, there are two units currently available at Whispering Waters. Both two bedrooms, two baths they are available for $438,000 (approximately 1199 square feet) and $439,000(approximately 1330 square feet). In 2014, there was just one mls-reported closed transaction. It was a two bedroom as well(about 1330 square feet) and sold for $365,000(list price $379,000).
Full year 2013 reflected three sales: a one bedroom with about 998 square feet sold for $248,000 and a pair of two bedrooms sold for $343,000 and $349,000. From 2010 to 2012, there was just one mls-reported sale. A two bedroom unit sold in April 2011 for $307,000.
