March finished strong in the Green Valley, Sahuarita and Amado, Arizona. We saw 127 homes go to the sale pending status and 7 pieces of land sell in the month of March. Those numbers equate to approx. 10% of current inventory. Even though these numbers are down from last year we saw a willing, but cautious buyers.
Buyers here seem to be really taking there time and looking at the homes they are interested in multiple times before they decide to offer.
Some of the offers have been very low, but most of the time we can negotiate between the parties to arrive at a fair price for all concerned.
Some sellers are still a little too proud and they are not even countering back, which is a little mind-boggling to me. We will always encourage our sellers to counter no matter how low/insulting the offer might be. We just never know what a party might accept.
