How to Determine Your Offer Price

Hopefully you will have your own agent representing you in the purchase, but if you are using the listing agent, who is working for the seller, make a point of asking him or her to keep your discussions and information confidential.

Your real estate agent will advise you on the right offer to make which will depend on several factors: recent sales, the condition of the home in comparison, and how long it has been on the market, which may influence the flexibility of the seller. Also, if you are an all cash buyer you may have some wiggle room.

By the time you're ready to make an offer you should have a good idea of what the home is worth and what you can afford.

Be prepared for give-and-take negotiation which is very common when buying a home. The buyer and seller may often go back and forth until they can agree on a final price.

Jane Peters - Great advice for home buyers in the Los Angeles area when it comes time to determine an offer price.  The video was great and I like the information on how buying a home is not personal and that a buyer is not making an offer to buy your home and memories, but your house, so take the emotional component out of the negotiations!  Well done!

Jane - Sometimes getting to an accepted offer price can be quite a dance between the buyer and their agent, and the seller and their agent. Most of the time if an agreement is met, the price is reasonable.

Recent sales, the condition and location of the home, as well as how long the home has been on the market will influence the eventual sales price. Also, whether it is a buyers or sellers market will have an impact on sales price as well.

Jane, I love your words of wisdom.  Work with your agent to know the correct numbers and the current market conditions.  DON'T listen to those goofy late night "buy homes for 30 cents on the dollar infomercials - that's NOT reality!!!!

Jane...spot on.

I always remind buyers they've got to make the offer price attractive to:

* the sellers

* the seller's agent

* the appraiser (unless it's all cash)

* themselves

It's got to be a yes/yes/yes/yes or else it won't work.
