January 2015 Sales Stats for Brentwood/Crestview ~ Austin,TX

January is always an interesting month for sales statistics in real estate.  People are shaking off the holiday hangover, returning to normal routines and some are still exhausted from the holidays!  Most of the closed depend on contracts being signed during December.  That being said, the number of sales in January are historically some of the lowest we see during the year.  Both Brentwood / Crestview posted only 4 sales each for their respected neighborhoods during the month (remember these two are generally synonymous with one another).

 

The lower average sales price in Crestview likely relates to whether or not any of the new construction homes closed we see popping up throughout.  Several builders (Paradisa Homes and Austin City Homes to name a few) are aggressively purchasing tear-down property in both Brentwood and Crestview, and building new from the ground up.  The important take away we focused on was how many homes are pending (under contract) right now, and scheduled to close soon.  Both neighborhoods have 15 homes waiting to exchange hands and a dwindling inventory (have you heard us talk about low inventory in the last 2 years????).  That's a total of 30 pendings and just 23 active listings available between the 2 neighborhoods!
