
ARE YOU PUSHING HOME WARRANTIES?
Naturally I try to keep abreast of the current trends in the market, but this last summer I represented a seller where a Buyer's Agent was representing the buyer of the home. The buyer's home inspection revealed a lot of repairs and since the seller had come as far down on the price as she was going to, she wasn't going to make any repairs. It appeared we were at an impasse until my seller overheard the buyer agent telling her buyer "Oh....Don't worry...as soon as you buy the house, we'll just turn in all the repairs to the Home Warranty Company and they'll fix them all free". I was SHOCKED a buyer agent would tell their own buyer this because to my knowledge, a home warranty does NOT cover any "pre-existing" conditions. My second reaction was that things probably have changed and I need to be updated on the latest competitive market. After checking with a good friend at a large home warranty company, she told me "You'd be surprised at the agents that tell buyers that!", but it is NOT true....the first thing the home warranty company will ask a buyer is "let me see a copy of your home inspection when you purchased the house.
So for all you buyer's out there....if you have an agent that tells you a home warranty will cover any repairs after buying a house....YOU BETTER SHOP FOR ANOTHER AGENT!
Oh my gosh, that realtor could get sued! What the buyers agent can do is purchase the home warranty for his client in advance, payable at closing!
