Buying a Carlsbad home is a complex process, whether you are buying your first home or have done it before.
The purpose of this “How to Buy a Home” tips and advice video series is to provide quick answers to some of the most important issues and decisions you face, and questions you will likely have, when buying a new home in Carlsbad.

As you get started as a buyer, it’s important to know that when you work with a real estate professional you have someone to look out for your interests, answer your questions, guide you through the home buying process, and help you find solutions to any problems that arise is important.
OTHER INSPECTIONS TO CONSIDER!
The due diligence process, your investigation of the property you hope to buy, is a critical part of the transaction that starts immediately after your offer is accepted and escrow opens.
I’ve said before a home inspection is essential – to not do one is very risky, and against the advice of just about every REALTOR you meet.
In addition to a thorough home inspection, you should consider having other inspections on the property as well, in particular for items that might not normally be addressed by the general inspector. A pool and/or spa inspection is a prime example – I’ve not met a general inspector yet who will also do a pool inspection, or evaluate the irrigation
While not common in my area, if you are buying a home with well water you definitely should have that tested. An inspection of a septic system is also essential, and in some jurisdictions may be required by law and/or by a lender. Some buyers opt for radon evaluations (a common issue in certain parts of the country), too.
Your home inspector may note concerns about various systems and recommend follow-up evaluation which you should take seriously – plumbing, electrical, HVAC, roof, structure, and mold are some potential problem areas. While some of these will not cost you anything others will (e.g., mold) but this is money well spent
