As a REALTOR® I can't tell you how many times I hear that remark at a party, at the beach, at my kid's soccer game, even waiting in line at the grocery store.
It gets even worse when I share the deal my wife and I got on our 3 acres in Kaloko.
Sure, I search all the MLS, I look at expired listings, listings that are taken off the market for one reason or another, but I am going to let you in on my secret, and its not a really a secret, it sets there, right in front of your face ( isn't that how it usually is - the best things are in plain view, and we look right past them).
Some people think its because of my daily hotsheet I get as an agent, you would be partially correct with that train of the thought.
Here is my secret, it is related to our MLS hotsheet, but what I did, is input my name, my email address, my wife's name and email address, we even added our dogs email address (joking)
I put in the criteria for what we are actually interested in. In our case we were looking for 5 acres in the North Kona area, in a price range from 0$-$450,000 (good luck right). As an agent I always, always, advise my clients to spread out their search some, if they only want a 3 bedroom home with at least 1800sqft of living area, I advise them to let me put in 2 bedroom starting at 1400sqft, you just never know what may pop up.
So being the good client that I am, I listened to my great agent and put my search in for 3-10 acres and a price up to $500,000.
You have to remember, I get clients that come into town all the time, maybe looking for a condo, or ocean front home.... and I focus all my energy on what that client wants, sure I have an ear open for all my other clients needs, but most of the energy is with whats in front of me right now.
Its a good thing I listened to my agent, because while he (me) was out showing property, I got an email alert, from my agents automated service - A 3 acre parcel just came on the market that fit our criteria.
So while my current client was looking at the back yard, I opened the email, and it looked promising - I immediately let my agent/client know (LOL) and he called his wife to shoot up there and take a look at this new listing, its a good thing I had this search set up, because as it turned out, it was our dream property. By the time I got home, wrote it up, the listing agent already had an offer on it, had another agent working on an offer, and now our offer.
Without that service, we never would have been there in time for this deal of the day!
I hope you listen to my clients testimonial (me) and his agents advice (me) and SIGN up for this service.
Then be ready, have your POF (Proof Of Funds) ready, have a pre-qualification letter from a lender ready, have that lender's cell phone number so you can have him update that letter and 7pm, and be prepared to become an owner.
By the way, here is that dream property as of today - looking good, but we still have a lot work left, fyi, we love it more as each day passes.
