A home seller in the Sacramento area told me yesterday that she has concluded you get what you pay for when you hire a Sacramento REALTOR. She had been trying to sell her home without any success through some discount agent, and she doesn't feel that her former agent had her best interests at heart. She says the agent tried to push them to accept an offer they did not want.
Now, I don't know if it's my age, experience or just general cynical nature, but when I read a purchase offer for my seller, my first thought is NOT oh, what a great offer. My first thought is always: what is wrong with this offer? I look for red flags. I search for ways that things can blow up.
One of the ways an escrow can go sideways is when the appraisal comes in low. Our market demand at the moment in Sacramento is much higher than the comparable sales, which is a bit unbalanced. Sellers are getting sticker shock when they look at their appraised value.
Fortunately, there are often ways around things when you're working with a top producer whose method of operation is to anticipate and solve problems through critical thinking. I know, it's a different concept. One I believe every agent should aspire to and ultimately achieve.
