Marijuana in the New World

The topic of legalization of marijuana is mushrooming. Like it or not, as homeowners, voters, students, children, teachers, tourists, law abiding citizens, and human beings, state legalization of marijuana impacts everyone. It wasn’t long ago when I lived in the dark ages, the Age of Aquarius, when people didn’t have a choice; yet many rebelled choosing to smoke then and many continued to smoke marijuana despite the laws. Knowing it was against the law and had consequences, I never engaged in smoking marijuana or taking any illegal drugs nor have I ever smoked. The changes of legalization of Marijuana in some states has me concerned.

 

Here on ActiveRain, several bloggers and Agents have posted blogs about the legalization and the implications of marijuana in their states. As a Real Estate Agent, awareness to Buyers and Sellers is essential. I’m a resident of Texas. I realize now that whether or not marijuana will ever be legalized in Texas, staying abreast of currents affairs with up-to-date information is critical because these issues can’t be ignored. Just because it isn’t legal today, doesn’t mean things won't change in the future. Knowledge is power. Education is the tool to gain knowledge. I applaud Real Estate Agents such as  Claude Labbe Marijuana in DC - Day One - 2015 02 26 and if memory serves me correctly, Debbie Laity of Colorado and Pat Kennedy from Washington D.C. for tackling these hard topics.

 

Dependency Issues

 

For as long as I was an adult, there have been many articles and books written about dependency issues concerning drugs and alcohol. Like it or not the issue of marijuana isn’t just, once upon a time, it is here to stay and our response to these issues are critical to learn for Home Owners, Real Estate agents, Property Managers, Landlords, Home Inspectors, and Lenders. These are current affairs that we all have to face. The economic, social, and family situations on the use of legalized use of marijuana is still largely unknown. One of my concerns is if it becomes legal for anyone over the age of 21 to grow and smoke marijuana in their homes, what happens to the children who are under 21 years old living in this type of environment? Also, what happens to the dependents 21 years and older still living at home or now caring for their elderly parents in their home? Children grow up and many move to out of state colleges and will be on their own. I've drawn the conclusion, that no child can be protected by their parents and/or guardians for ever. When it comes to shelter, home is essential. Is dependency here to stay and how will it impact health, home, safety, environmental issues, and learning abilities? There are sociological factors that have not been addressed to my satisfaction and the effect of legal sanctions and approaches are still vague in my mind. This change in culture has me unprepared and I’m not interested in hearing arguments about drug wars and the cartel. I believe in  the principle of living in a safe environment.  

 

Public Health

 

As a professional who represents buyers and sellers, what public health issues are lurking behind the corners or the shadows that are not known is deeply concerning to me. Are we now living in a Society were government controls our actions and makes decisions that we have to live with, like it or not? Do I need to be concerned if I eat a brownie the next time I'm traveling out of state? Beyond the children, drivers, the elderly, doctors, nurses, Real Estate Agents, home owners, suicide prevention centers, statistics, police, and treatment centers, and besides the argument that money and pleasure is big business, I can’t identify one good cause, and if it is for medicinal purposes, why not have safe havens outside the home for people that need it? Call me a stick in the mud, but I really think these are issues that need to be addressed, and again, I applaud those Real Estate Agents who are dealing with some tough issues here on ActiveRain in their home states.

Hi Patricia - indeed - the subject of marijuana and its impact in our country as well as in the world of real estate is mushrooming.   Regardless of the position one takes, it's good to stay abreast of what is happening in our own community as well as in other places.  Often times, the issues really don't have borders as clearly defined as some may think and/or believe.

HARK! I hear you Michael Jacobs loud and clear! It appears to me that the initial focus on families and what they want within the structure of their homes based upon morality no longer applies. Staying abreast of the law world-wide is now taking precedence over the true nature of the problems or ones personal beliefs.

thanks for referring us to Claude's blog... we have a friend who is a physician who has told me continued use  especially if you start in your teens will cause permanent damage in the brain.  Something to think about... legal or not

Rob Thomas - that's good information to know. It pays to have a confidant, a trusted physician/friend. I'm no doctor; however, just as all people who take drugs or alcohol don't display identical symptoms or have the same degree of chronicity and/or impairments, the adverse effects may or may not be apparent immediately.

When I think about the smoke of marijuana going through the air ducts in a home, how is it possible for an owner to have quality air in their homes? More people suffer today from asthma than ever before. Thank you so much for your comments and concerns that we should all be thinking about Rob.

I can tell you, living in a state that has legalized it, they are having a very difficult time trying to figure this all out. The federal and state laws are at odds, etc. It is important to know what's going on with our laws and how it impacts us. And get out and vote to ensure you're doing your part in a democracy.

I grew up in a country where I could buy liquor when I could walk and buy any of the drugs since they were legal.  And prostitution was legal and they had access to medical care included.  Everything was taxed.

The country still exists, and all is well.  I never did drugs, just contact highs at concerts, I don't drink to excess, and the third is out of the question.  When something is forbidden it has more allure than it is worth  As Debb Janes stated, we all need to get out and vote our preference.  All the differing opinions and the right to express them is what makes our country great.  A

Hi Patricia,

I think my view is closer to Rob Thomas 's.  Just because some fools made it legal doesn't mean I need to partake. I'm not sure I have the right to tell someone else not to smoke (weed or tobacco) or ingest or use a needle or do anything else. I'm pretty much "it's my body, I'll do what I want". And that means if it's your body, I can't say anything.

That being said, I do expect there are significant financial forces that are going to weigh on this and try to influene the speed & direction of change.

Alcohol is "legal" but it's destroys lives.  They tried to prohibit it, that didn't work, and only made the Mafia grow up.  So we can pick a platform and be on one side, or the other.  People will drink, smoke, eat, etc. whatever they want to.  Free will reigns.  But, in my rental properties, there is a NO SMOKING policy an that includes . . . NO SMOKING!

Joni Staples Americans are consumers.  Drugs that are legal have just as much adversity.  The U.S. of A. is about 4-5% of the entire world population and yet consumes 80% of the world's opiates, mostly those are "legal" prescriptions drugs.  We are an addicted nation.

Hi, Patricia...thanks for the mention. I have done a series on legalized marijuana and how it affects real estate. I have spoken with the state's real estate legal counsel on this and have gotten him to speak to at meetings. 

I have to say that it's probably here to stay and one day we will all wonder what the big deal was. It's heavily regulated in my area, and it should be.

I think alcohol is SO much worse for a person than marijuana.  So is being obese, filling your face with processed junk food, stress, anxiety, sugary pop and "fruit" drinks, lack of exercise, smoking cigarettes...  I could go on.  

Pick your battles.  Take care of yourself.  There are 1,000,000 things out there worse than recreational pot.

Patricia, I tend to lean towards Amanda and Jared Christiansen stance. Alcohol kills so many more than marijuana. I do have my concerns on how it will impact Real Estate as I think eventually its going to be legal in more and more states. Unfortunately most are addicted to something and too much of anything isn't good.

Marijuana is a currently a major topic in the District of Columbia. The city is trying to implement the new law and members of congress are threatening them with federal penalties.

Patricia, I read Claude's post and this pot subject is quite the topic.   We are definitely seeing many new issues since the inception, and a few deaths.    It will be interesting to see how the rest of the Country feels on this subject.
