It's been a bitter, cold and snowy 2015 with no end in sight despite the fact that we are 18 days from the "official" start of Spring! The Oswego, IL real estate market in the single family detached category is ahead of 2014 February sales by 8 additional sales - 2014 there were 23 closed transactions and we closed February 2015 with 31 closed transactions! That is definitely a great sign of the strong market that experts have been predicting for 2015.
Currently there are 189 active listings with 20 of those being "New" listings (i.e. 7 days or less). We have 13 listings with price adjustments, 1 reactivated, and 58 listings are in various stages of "Contingencies". We already have 11 listings that are in "Pending" status which will close in 30 days or less.
If you have been putting off your home search or have not made up your mind on whether to list your current home for sale, perhaps you may want to think seriously about making decision. With inventory levels still low the likelihood for a "tight" market with more buyers competing for fewer properties may be the reality for this spring.
