According to the National Association of Realtors, 96% of realtors believe a staging "sometimes or usually has a (positive) effect on a buyer's view of a home" with that percentage almost evenly split between the two categories of "usually" or "sometimes." At around $200-250 for 2 hours, a home staging consultation followed by DIY elbow grease is the least expensive way to get solid advice on how to present your home at its best in MLS photos and in person to buyers who tour your home. A good home stager offers advice on:
* de-cluttering
* neutralizing
* de-personalizing your decor so buyers can visualize themselves living in your house
* removing or re-arranging furniture to make rooms appear more spacious or have a better flow
* removing or changing (and simplifying) window coverings to create a lighter, brighter home that will appeal to more buyers
* changing or re-positioning and adding/removing accessories to reflect a more model-home look
* updating bedding, pillows, towels, area rugs or carpeting (or removing carpeting altogether)
* updating light fixtures, countertops, fixtures, faucets, sinks and vanities where necessary
* when it's a good idea to paint or inexpensively change cabinetry that looks tired and out-dated
* changing paint colors and removing wallpaper
* inexpensively adding slipcovers or even bringing in a few pieces of rental furniture if yours is shabby or clawed/chewed up by family pets
* how to hang and place art work -- and what types are viewed favorably by buyers
* paint color changes that fit current design trends and create a unified feeling throughout the property
* creating curb appeal that makes buyers want to see the rest of your house!
A staged home can reap sellers anywhere from 1 to 5% more in a higher sales price (69% of Realtors reported) to a 6 to 10% higher sales price (38% of Realtors). Stagers can also bring in their own current inventory of decor, lamps, art, mirrors, florals; move furniture within or between rooms; oversee selection and placement of rental furniture; and show sellers how to create hotel-like bedrooms and baths.
