Buying a home is an emotional adventure. Don't think so? Tune up your listening skills.

These comments are part of a bigger conversation. They are the foundation of your home search.

Here's what I mean-  Yesterday, my clients and I found a gorgeous home. Except for some minor issues with wallpaper, they loved the house! The problem was the lot. The home was on a flag lot so it sat behind another house. In other words, the home for sale was in someone's back yard. While some home buyers would be fine with this layout, my home buyers walked out the front door and said, "This won't work for us." As we planned the house tour, we knew the house sat on a flag lot but the interior pictures looked so good, we had to check it out. We are all glad we did since we now know that we will never look at a flag lot home again! 

The point- For my clients, when it comes to the lot size and location-they couldn't compromise.

  • Pre-approval is the absolute first step. This determines whether or not you can buy a home. Talk to a local lender and let them investigate your credit history especially if you own your own business! Every state offers unique home loan programs. You don't know if you qualify until you ask! 
  • Know the limits of your daily commute. If you are moving from out of town, don't assume you can easily drive from one place to another-just because they are close on a map! In the Washington DC area, many home buyers look for homes close to Metro stations to avoid the traffic jams on I66, I95, I270 and the Capital Beltway.

Your points are very well taken Victoria. I am currently working with a couple who agree on the house they want but not the location. The desired locations are about 40 miles apart. Unfortunately, they only want to buy one home!
