What Happened in the Cardiff Real Estate Market for February 2015?

Here is a summary of the Cardiff real estate market for February 2015 based on information provided by the MLS (private sales are not included). These data are deemed reliable but are not guaranteed.

The number of homes sold in Cardiff in February rose modestly for detached home but remained the same for attached. Average sales prices also declined for detached homes (in part due to sale of 1 home at $3.125M last month, raising the average substantially) but increased for attached homes. Buyers were able to negotiate, on average, 3 - 10% off the asking price with all homes selling below the asking price. 13% of the transactions in February were for cash, compared to 14% in January.
The Median sale price for detached homes was $715,000 (down 27%), and $560,000 (up 7%) for attached homes. Given the small number of homes sold, it is unwise to draw any conclusions about trends, especially given pricing.
At the end of February 2015 there was 1 home in the Cardiff housing market with a Contingent status, the same as last month (i.e., short sale and REO homes that had accepted offers being reviewed by the lenders).
As of February 2015 there were 26 Cardiff homes for sale, 1 more than last month (up 4%), a modest increase after several declines in inventory. This represents an inventory of 1.5 months for attached homes (up from 1.4 months in January), and 2.9 months for detached homes (the same as last month). The Cardiff market remains competitive for buyers, and is a strong seller’s market for both attached and detached home buyers.
17 Cardiff homes came on the market in February, almost 3 times the number hitting the market in January (up 283%); similarly 13 homes went pending in February (not counting those that sold), 260% more than the number of January pendings.
