The Two Largest Reasons Transactions Fall Apart & How to Prevent Them

  There are two main reasons that transactions fall apart....this blog will address one and tomorrow's blog the other....If you guessed....Inspection and Financing...you guessed correctly.

   home inspector There are a number of ways to address the inspection portion of the transaction.   In our market, it is not necessarily "the norm" to do a pre-inspection on a house.   On the sale of my Mother's house....while to the best of our knowledge, the house was well maintained, we elected to have a pre-inspection before listing. The inspection did uncover a few things and we had them repaired...and the inspection available for review by potential buyers.

   Every inspector is likely to find something...and will alert the buyers to issues that they or the Sellers may need to address. 

   IF the issues are BIG issues...New roof, foundationhandyman out of plumb, plumbing or electrical code violations....the Seller should address them "in a workmanlike manner" and note to prospective buyers whatever has been done and if there are warranties that accompany that work.

   What if the Seller or Estate or Distressed homeowner cannot afford the repair or replacement of major item ?

     estate sale If the house is an estate....it may be possible to have the repairs done and note that they will be done after an offer is received and the contractors are paid from the proceeds of the sale. 

   If the house is a short sale or the repairs are unaffordable, do the homework fShort Sale Upside Down Houseor the Sellers...and get quotes on the work that needs to be done.   In our experience, the cost is never as much as the Buyer imagines and as a result, an offer is much easier to procure with the mystery of the unknown expense revealed.

      The best listings are those that look at the property as objectively as possible....How much will it cost to....fill in the swimming pool if the buyers don't want it...repave the driveway...replace the roof....update the furnace...Doing your homework as a Seller or a Listing Agent means taking the house from "for sale" to "SOLD"  in a much shorter time period...the faster a house sells...the greater the return on the real estate investment.

Sally, those are key points that any good Realtor knows to deal with.  Financing issues can come at you if the buyer does some ridiculous thing like missing a car payment so reading the gospel of buying to them is essential.

I have never seen a home inspection make a deal fall apart.

I have seen a lot of houses that had issues that made a deal fall apart though.

I agree these are the two main reasons why a transaction does not close. That is why some sellers prefer to accept a lower offer without these two contingencies .

  Ah  Jay Markanich...of course you know that there are good and bad of everything....and there are inspectors who MAY raise unnecessary suspicions about everything....and sound the alarm to protect their....and scare the buyers over minor issues...

Just interviewed an expired that had a deal fall apart for an issue; the sellers said they would not disclose (even after explaing I would have to disclose) nor were they going to fix so I passed.

The house is the house.  The issue is the issue.  Big kids can investigate for themselves if the inspector is over the top.

Like my post today - the builder said I was "over the top!"  Ummmm...

Here is one for your Book Jay Markanich....we had a licensed home inspector on a five year old home say that the shingles were all on upside down and the roof had to come off...BIG Hmmmm....and we had to get a roofing contractor to write a statement to stay they were "right side up" !

The biggest problem with the home inspection business, in my opinion, is licensing.  All it requires is that someone pass a test.  The result can be chaff in the wind!  And sometimes is.

What's better?  Experience.

These are two big reasons, but fortnately have not had to deal with transactions falling apart because of them for quite a while now. As for appraisals.... that's whole 'nother issue.

I've seen deals fall through because the seller refused to repair or fix some small issues.  It would have cost them (sellers) less than 500.00 and the buyers were just as stubborn.

The inspections are such a big issue because most sellers are not as diligent in pre-inspections and or disclosures as you are.  These issues can be addressed early and when there are no surprises for the buyer, the sale will go through, just fine.
