I'm flummoxed.  It's Deja Vu All Over Again with Loudoun County Sales Stats.

 

It sure looks like it.

 

671 homes SOLD in Loudoun County January 1, 2014 to March 6, 2014.  The average SOLD price - $471,024.

673 homes SOLD in Loudoun County January 1, 2015 to
March 6, 2015.  The average SOLD price - $471,658

 

I'm not sure what to make of these stats.

The economy is booming.  Things have never been better.  The market is getting stronger and stronger and heat can be felt from the explosion of sales.

Nick.  I suspect that many home owners would have preferred a better uptick in value.  I know I would.

Jay.  I've got to find that bridge.

Brenda.  Not enough for home owners in the area.

Tammy.  I can't imagine ours has either.

William F.  I suspect that most home owners here would want a higher value.

Kevin.  We've had the worst winter in my memory and the real estate market is about the same.

Gayle.  It's a moribund market.  Not what we expect in this high-tech area.

Evelyn.  Miniscule increases can quickly go down.

Debbie.  Yogi is having his breakfast cereal all over again.

Sally.  Not for sellers.  The net proceeds are too low.

No change at all can definitely be perplexing. We had a significant increase in sales prices last January to this one; if the results were flat I think I'd have been disappointed.

Lenn, I was curious about the word moribund, never heard it before and looked it up. It is quite unusual to be that close in sales year to year. We are showing a slight decline in total sales price here from same time last year.

Kathy.  Extremes are never good.  I remember when a steady 3% increase in value could be anticipated.  Now, the consumer can't rely on appreciate.

I suspect when you get a larger sample, things will change and that this was just an upswing in less expensive homes selling and more expensive ones sticking around a little longer.
