How Does Your Richmond VA Realtor Advertise?

How Does Your Richmond VA Realtor Advertise? As your Richmond VA Realtor, I have a pretty busy schedule but the one thing we try to do is have dinner together as a family. It doesn't always work out that way, however we really make an effort. Tonight, as we were enjoying my husband's juicy cheeseburgers, I glanced down at the table and noticed the mail. I gave my husband a look and we decided to test my kids.

I looked at my children, 8 year old boy-girl twins, and asked them if they knew what the book was sitting on the table. They both had blank stares and said, "um...no. What IS it?" My husband replied, "it is a phone book." Their reactions were priceless! "What the heck is a phone book? Is it a book about phones?" We just chuckled and moved on with stories of our exciting day.

Marketing for Modern Day Real Estate

While this was funny, it really made an impression on me. My husband had flipped through the real estate section and there were hundreds of Richmond VA real estate brokerages and agents...most of them were unrecognizable to me. The last time I checked, and by checked I mean heard, it cost money to advertise in the yellow pages. And, not just like $10. While it is a good idea to have your business advertised everywhere, there is also something called ROI - return on investment. Now, maybe I am wrong, but I don't see how spending money to advertise in a book about "phones" would yield a great ROI.

Think about it, 92% of buyers start their home search online. That is a staggering percentage. In the last couple of years, who has been spurring on the real estate market? First time home buyers! I will concede to the fact that baby boomers are also out in the real estate market in full force and they just may turn to the phone book to find a real estate agent. However, when your Grandma is on Facebook, I wonder how many REALLY keep that big, bulky book at the ready to find great real estate representation. ???

Why doesn't the RVA Home Team with Keller Williams Realty advertise in the telephone directory? Simple. We choose to spend our marketing dollars on the Internet, making sure our sellers listings are being found by the masses quickly. We understand that home buyers are not carrying around a phone book or even calling the number on a yard sign anymore to find out information.  No, they are driving around, finding a home, and Googling the address to obtain more details. As a matter of fact, sign calls have gone down significantly in my experience. Why is that? Because buyers want privacy while they shop and they find that in the deep sea of the Internet. They call when something grabs their attention! (When was the last time you bought a sofa from the creepy salesman who kept stalking you? I don't know about you, but I hightail it out of those stores and shop at establishments who give me a little room to breathe!)

Selling Your Home with the RVA Home Team at Keller Williams Realty

If you are considering selling your home, you are probably wondering what kind of marketing we are doing to get your property sold fast and for top dollar. Well, we can't give away ALL of the tools in our box, but we do want to share a few important things with you.

First of all, we blog about your property. We create a mental picture for buyers, allowing them to envision themselves in their new home. I am not talking about your canned copy. We create unique verbiage to paint a picture and capture their attention. We use pictures in our blogs to reinforce the dream. Doesn't your property deserve to be in the spotlight? We think so!

Secondly, we "push" your listing EVERYWHERE. We make sure your house is represented on social media channels and the big box sites. Huh? What I mean is we make sure your home can be found on the MLS, Facebook, Twitter, Google+, LinkedIn, Craigslist, Backpage, EBay Classifieds, Real Bird, Zillow, Trulia, Active Rain, Postlets, YouTube, and the list goes on and on. The great thing about this is many of these sites also syndicate to other sites. When you are interviewing Richmond VA real estate agents, be sure to ask them where your listing will be found. The answer should be comprehensive, not just naming one or two big sites. In addition, we make sure your house is spotlighted as a Featured Property on our website. We have plenty of other tricks up our sleeves and we would be happy to share them with you during your free consultation!

Shannon - your children's statement is priceless.  I have not seen a real phone book in years.  ROI?  What ROI.

It does make me wonder, why does the phone company publish them?  If they did a survey, they'd see very little purpose.  Though such a study would argue against their advertising costs.

Funny perspective from the kids...fully accurate too.

Grant - It really was funny. To think about all the great things they will never have encountered, lol!

Claude - I guess it will stick around as long as people are willing to advertise in it. I find the return on investment not to be worth it.

Bruce - Very true!
