February 15 posted 58 sales, which is 13% less than both the 67 sales posted for Feb 14 and Jan 15. This is the second lowest number of sales for a Feb within the last 6 years with Feb 10 having the lowest with only 40 sales.
Condominiums held steady with 22 sold in both Feb 14 and 15, while homes fell slightly from 31 sold in Feb 14 to 25 for Feb 15.
Year to date there have been 125 sales which is 16% less than the Feb 14 year to date sales of 149. Despite being less than last year at this time, it is still more than year to date Feb 13 with 111 sales, Feb 12 with 124 sales, 122 sales for Feb 11 year to date with Feb 10 year to date coming in last with only 94.
Sales volume is also down, with only $52M sold in Feb 15, while Feb 14 and Feb 13 both had $43M in sales. Feb 12 had only $37M in sales, $45M for Feb 11 with Feb 10th bringing up the rear with a mere $20M in sales.
Despite the decline in the number of sales and sales volume, year to date we are still at $89M, which is more than year to date Feb 14 with $82M, year to date Feb 13 was $76M, 2012 was $67M, year to date Feb 11 was $83M and year to date Feb 10 posted a mere $42M in sales.
The median sale price for residential for Feb 14 was $499K while Feb 15 is $730K. Keep in mind, $499K is just the midpoint of the 31 homes sold in Feb 14 and not the average; same goes for the Fed 15 midpoint of $730K. Condos stayed pretty steady posting a median for Feb 14 of $304,500 and a median of $353,600 for Feb 15.
