Cliffhanger Feedback From Real Estate Showings...

By
Real Estate Agent with RE/MAX Compass 0524642

After I show properties I will typically try and help the seller and listing agent out by leaving helpful, but constructive feedback. I rarely do any sugar coating and I always leave practical and complete feedback. Most agents I know do the same. Every so often I see responses from agents who have shown my listings that is not only unhelpful, but a bit frustrating.  Here are a few examples of incomplete feedback:

1. Great house!

2. MY BUYERS Loved it.

3. Thanks for letting us show.

4. Please let the sellers know we're very thankful for seeing their home.

5. Loved the pool.

In each situation you want and almost lean towards the screen asking .. "AND?"

This is an interesting question.  In one class I recently attended the instructor thought it was a breach of confidentialty to give this information to the seller/seller's agent without the buyer's permission.  So, now I am confused.

Greg -  I share your frustration with these types of "feedback."  I feel feedback from a Buyer's agent can be constructive and helpful without compromising the Buyer's position if they are interested.  Several of the automated feedback request forms in our area ask if we or the buyer feel that the property is priced right, priced high, or priced low.  I never answer that question unless the buyer is totally uninterested.  In that case, if I feel my answer will help the seller and their agent I will offer an opinion.

Feedback is fraught but seller would rather have lame feedback than none.   I often use the fallback, "Floor plan did not work for this buyer," which is to say "My client didn't care for the layout and there's nothing either of us can do about that."
