Yep. That's the way our day is going to start out! I want you prepared for Next Month.
I would like to know who does local real estate market reports and statistics for their blog and their clients? I know it is already the 25th of the month, but I want you ready for next month stats are great anytime!
I think Real Estate Market Reports are one of the most widely read pieces of information that you can send out to people.
I have several types of stats reports I do for my clients. Sometimes we do a community-wide report. Some clients just prefer one zip-code area. Others yet, prefer a neighborhood that they are trying to get in to.
Community-wide reports are very generic, but then, usually fairly easy to create since most MLS companies create their own versions. You just add your recommendations or comments about the market and then go crazy posting them.
If we drill down a bit further, you are narrowing your focus on the information you will get as a result of searching the parameters. Depending your area, a zip-code report may still cover quite a section and you may want to break that down even further by street boundries or whatnot. The easiest way to get this report is to go into your MLS and do a quick search.
Now, let's get friendly. Let's drill all the way down to the subdivision you want to start actively farming. My first suggestion is to get to know that subdivision personally. You should know everything there is to know about this area. I want you to know when Fluffy got out and when they finally got the poor kitty home. I want you to know that the couple on the corner is filing for divorce and that house may be going up for sale. Know the homeowner association rules so you can spit them out like a well chewed piece of beef jerkey.
The more you know about the subdivision, the more in tune you are going to be to the neighborhood and their likes and dislikes. Did you know the HOA had to meet to see if they could allow kiddie pools? What do you think of that?
So now we have our subdivision picked out. We know we want to see what has sold in the last couple of months, the DOM and how many homes are currently on the market. What is your Absorption Rate?Explain what an absorption rate is to your readers.
Send these details every month. Don't just send charts and graphs with pretty pictures...Send your interpretation of the market details. What is happening in the market? Are there trends that your readers may not be aware of. Is this an up and coming trendy neighborhood or a good solid established neighborhood.
These are the things your readers want to know. If you are not sure what they want, send a letter and ask them. Make it easy for them to respond quickly and to provide you with additional information that you can use.
Take the suggestions, and questions and build them in to your marketing campaign. Maybe someone wants to know why the neighborhood doesn't have a park or why the pool is only open from noon to 5:00. Whatever the questions, you can provide answers (even if it means going to the HOA president and getting addition info.)
