Tuesday this week I was showing property to a single woman. Great lady and a joy to work with. We have been corresponding via email for about six months on the purchase of her new home. I've sent her emails of new listings as they come on the market and kept her updated on the market conditions.
She had made an appointment with me and at our first consultation I talked about buyer representation and reviewed the process of home purchase. We also looked at a few properties that she had chosen and was interested in looking at. However, I reviewed everything on the market and also included a few others for our tour.
On our way to the first appointment we talked about the goal for the day would be just to see what was on the market not to necessarily find the dream home. After all this was her first time looking, she didn't want to fall in love at first sight.
The first two properties I took her to were the ones she picked out and she did not like either. Then I took her to a property I had chosen for her. She did not choose this property because she was not familiar with the location. I had sold three homes on this street in the past couple years. She walked in and fell in love. She just was oohing and aahing over the architectural detail of this 1940's craftsman like a kid in the candy store. The seller had done a remarkable job and the property showed well. It was exactly what she had hoped for and more.
After twenty minutes of touring every nook and cranny of this 900 square foot home she looked at me and said,
"Oh, but Nannette, I can't buy the first home I see can I?" I had to laugh. Number one it was not the first home she saw, number two she has been educating herself for the past six months and looked at hundreds of properties on line. I was a smart and very savvy buyer. Number three, I have been listening to everything she said from the beginning and I choose this property to show her because I felt that it would meet her needs as she had been talking about for the past six months.
To make a long story short she made an offer on this property and we are still in negotiations. And the moral of the story is, buyers when you are working with a professional that listens to you, home finding and buying is a snap. And for sellers, spending the time and money making your house marketable pays off and remember buyers are smart they know the market, maybe even better than you do.
Educated buyer + Listening Agent + singing house = SOLD....Yes I think you could buy the first home that you see! :-)
