Average Days on Market has history of being less than the HRM average, being relatively similar year over year.
My 5 year average DOM is 44 and is much shorter than the 5 year average of 78 in Eastern Passage because I have an effective formula for success. Be sure to ask for details.
The number of listings that actually sold has a history of being slightly more or similar to the HRM average. The city market is down everywhere with some areas being far lower.
2015 is predicted to be a better performing marketplace.
This area of Dartmouth is consistently valued below average as compared to the rest of HRM. Home ownership is more attainable making it appealing to more people in the marketplace and will increase your chance of selling faster than other neighbourhoods.
The average increase in HRM was an 7% since 2010 and Area 11 only 5%; an increase better than other areas and in a down market is not bad at all.
As a buyer, this area is a great place to start and raise a family.
