We have a new listing that is very popular and while we have our showing appointments booked through a service...there are lots of people wanting to know more about it than we are confined to tell in the character count of MLS and assorted attachments. We keep our listing details
handy and are happy to explain the house or find out any other information a buyer or agent may require.
The phone rang ..."This is Joe Smith from ABC Bank and my client wants to know how much he should offer on your listing at 123 Elm Street." (Name and address changed to protect the ....uninformed.)
David answered the phone.....and promptly answered..."The asking price."
Joe Smith could be heard snickering..."That won't happen...I will have him call you," and he hung up.
We don't know if Joe Smith's client was one who later called us...the client had never seen the property....and could not know much about real estate asking a lender to advise him on a price for a property neither of them had ever seen.
Lenders lend...Realtors....explain...advise....or in this case as the agent of the Seller....inform the potential buyer of the features of the property.
If you want to buy a property....call a Realtor...and if you want the Realtor to work with you...you may consider calling one that can offer you a Buyer Agency contract and be your advocate in the transaction.
