Don't Limit the Home Buyers Mortgage Opportunities. 

HOME BUYERS WILL NOT KNOW WHAT THEY MISSED if they limit their search for a home loan to those in the Google database or other web sites that refer real estate agents, loan officers, home inspectors, etc.  These are loan officers, agents, home inspectors, etc.,  who have purchased their way into the various referral program. 

I often receive calls from home buyers who say they are pre-approved.  Sadly, they have often been pre-approved by a loan officer to whom they have been referred by an agent who is not familiar with the various mortgage companies offering ALL of the local home buyer programs

Fact is, any mortgage company in my area will offer the usual FHA, VA and Conventional loans.  However, unless they have qualified and have been accepted by the mortgage companies, they may not be able to offer the various First Time Home Buyer loans available.  Some are county limited.  Some state limited only. 

There is an exprienced loan officer in my area who takes wonderful care of my buyer referrals.  Sadly, I can't refer more buyers to him because his company isn't approved for the major home buyer program for Maryland home buyers. 

AGENT ALERT.  Take the time to learn about the various home loans available in your area. 

You'll want to have a database with mortgage companies, loan officers and contact information so you can make a quick referral of that buyer for pre-qualification or pre-approval. 

My loan officer referral database includes loan officers who specialize in:

1.  Montgomery County loan programs,
2.  Maryland loan programs,
3.  Virginia loan programs,
4.  Jumbo loan programs,5.  100% financing loans,
6.  Veteran loan programs,
7.  Loans the less than 640 credit scores,

        and more. 

Your home buyers will appreciate your knowledge and your help.

Lenn - I run into this all too often.  Buyers are unaware they may be missing a great loan opportunity because the lender they found does not offer some very beneficial programs.

Those opportunities are usually limited by the "authorities" for a reason.  Had I to guess I'd say it has to do with control.

Consumers are also misled because they rely on credit scores from websites that are different from the scores that mortgage lenders use.

I just counseled my client recently on your decent post subject and left him with this....lenders are different by nature of their criteria. Shop around and land that loan and make haste about it while the rates beckon ever so softly. Interest rates and lenders are like musical chairs right now. When the music stops, you better have a chair or your out!

A network of mortgage reps who are both customer service oriented and are knowledgable about ALL of the avaialable loan programs is imperative.  The mortgage rep needs to be able to listen to what the client is trying to accomplish, and help them achieve those goal....just like their Realtor!!

Gene.  Thank you so much.  This is so important.  I want to KNOW a loan officer before I refer a buyer.  I referred two buyers yesterday to a wonderful loan officer in MD who specializes in the program these buyers need.

Brian.  That, IMO, is a defect in the credit reporting agencies.

Jay.  You know full well that everything the authorities do is for CONTROL.

Joe.  I agree completely.  Many of the buyers I refer to loan officers have been sent to a loan officer who can't help them.  Who sent them??  The agent.

Christine.  That is precisely what I do.

Joan.  That especially true when they found the lender on the Internet.

Praful.  I spend time meeting with loan officers so I know whom I'm referring.

Evelyn.  Your buyer clients deserve that.

William.  Our area has some programs that are county/state limited.  We need to know them.

Lenn Harley fortunately or unfortunately, depending on the perspective, our market is so competitive right now that a buyer who tries to purchase from a local agent, without also having a known and trusted mortgage professional behind the pre-approval letter, stands little chance.  I make a practice of personally visiting the agents who may be reviewing my clients' pre-approval letter if I do not already know them on a first-name basis.  And sometimes that's what it takes.

Rob.  Good for you.   Don't get me wrong.  I don't delay referring a buyer.  Point is, I have already met and "veted" the loan officers to whom I refer buyers.

I'm serious when I say I wouldn't refer a buyer to a loan officer I hadn't met.

When I get mail or a phone call seeking buyer referrals, I'll set up a meeting with them either lunch or in their office. 

It's too important not to know those loan officers who want me to refer buyers.

Lenn, the lending industry as I knew it was much like a local Taylor, finding a right fit for the buyer. One size fits all is designed for profit not fit. Big lenders want the cookie cutter, easy buyer. The buyer who does not meet that criteria will wind up on something like the subprime mess we endured. There is more to qualifying for a mortgage than a credit score, and it requires knowledge, understanding, and a certain art to do what is best for the client. We have seen this change the appraisal profession. As REALTORS®, we face the onslaught of big money in our profession as well. More than ever the consumer will need to understand that this is a people business above a number business. What say ye?

Lenn, hope you'll write something about reverse mortgages when you complete your research.  I didn't realize that they could dramatically lower mortgage payments even for homeowners with lots of equity but some mortgage balance left over.  The possibilities out there seem pretty endless.
