Cameron Chase Is Working On A Housing Market Recovery

Cameron Chase is a fifteen year old neighborhood with houses built from 2002 to 2005, situated north of I-10 and south of Killearn Estates.

As we have mentioned in previous reports on Cameron Chase, this neighborhood exploded into existence during the boom of the market just over ten years ago. This means that many of the current occupants will have lived there longer than the normal 7 to 10 year move cycle that we would normally expect, thus there is an above average likelihood that many of these homeowners will want to sell (at the same time).

Fortunately, Cameron Chase is in a high demand area and a high demand price range, so my concern for this "boom neighborhood" is less so than for several others created at the same time.

In this report, we will look at prices, values, and sizes of houses in Cameron Chase, as well as show current listings in the Tallahassee MLS and all closed house sales going back to 2002.

Cameron Chase House Prices

For the three real estate graphs found below, you will find the number of closed house sales for each year (blue columns, measured on the left vertical axis), and an important real estate statistic shown in red (measured on the right vertical axis. It is important to note that sales are through December for all previous years, but through February in 2015.

Average house prices rose slightly in 2014, but the two sales this year have averaged back down. The average recorded sales price thus far in 2015 is $214,750 (compared with $219,300 last year).

House sales activity last year was consistent with what we have seen since the neighborhood switched from "new" to "used" in 2006, but none of these years is anywhere near the levels seen in 2003 and 2004. There were just 10 closed house sales in Cameron Chase in 2014.

Average house values in Cameron Chase have been on a slow and steady rise since 2010. This is likely attributable to the fact that there is always going to be a demand for newer houses in the Killearn Estates area, and Cameron Chase currently serves that demand well.

Through February, the average value of a house sold in Cameron Chase has been $123 per square foot. This is right about the same value as the first year of Cameron Chase house sales when new, but nearly as high as what buyers were paying at the end of the new house sales run. Expect a mix of homeowners who want to sell; some will be upside down on their mortgages.

Cameron Chase House Sizes

The average house size sold in Cameron Chase typically falls in a range of 1,700 to 2,000 square feet, and this year house sales are near the bottom of this range.

The 2 sales thus far in 2015 have averaged 1,746 square feet.

Just as we have warned with other "boom neighborhoods," a mass exodus could be cause for value concerns. But based upon superior location and steady sales over the past ten years, I don't think this is likely to occur in Cameron Chase.
