Gainesville Townhouse, Just Sold for $318,000
On January 30th (2015) I had the pleasure of listing this townhouse in Gainesville, VA's community of Carterwood. After looking at comparable sales in the last few months, the Sellers decided to list for $315,000. We walked through the townhouse and they took notes on what to do to get the home ready for market. And boy did that make a difference!
At the time that this end unit townhouse hit the market, the average marketing time in the neighborhood was about ninety-nine days, and the shortest marketing time was about a month. We set our expectations accordingly. To our surprise, three buyers in the market for a townhouse came knocking in a matter of six days.
While it wasn't the first buyer we went under contract with that made it to the settlement table, due to second thoughts about the purchase, we were able to seemlessly move into contract with another buyer that had been interested when the first buyer opted out of the purchase.
On March 16th (2015) this end unit, garage townhouse in Carterwood, sold for $318,000. The Sellers graciously paid $8,000 toward the Buyer's closing costs. Kind of makes me laugh when I think back on what the first Buyer's Agent said when we countered their offer. "You'll never get list price or above for this house. Listings aren't selling above list price even WITH closing cost help." Well, if a buyer wants a house, they do what it takes to compete in this Seller's market. And clearly, the Buyer that was meant to be in it, understood the market and acted accordingly. I wonder if that first interested buyer is still house hunting.
