STOP! Don’t Do This if You Are Selling Your House!

 

It happened again! An agent called and wanted me to help their new client- first-Home Staging Tipstime home sellers. They want to get the home on the market soon and have already contacted Faith Farm to come and pick up some of their furniture and are ready to paint.  

TELL THEM NOT TO TOUCH A THING!!!!

I met with this very nice young couple and they are doing all of the right things to make sure their home is in market ready condition- hardwood floors, new appliances, paint, and getting everything checked over.

"We thought we'd paint everything all white"

 

Please don't!

"But our painter suggested that and a lot of people we asked also said to paint everything white."

I beg of you....please don't!!

All white walls are best carried out by professional designers for a very special look. What color to paint your wallsOtherwise, the home can seem cold and devoid of personality.

And, even though the sellers currently have furniture, they anticipate having to move (for work) before the home is sold.  All white walls, low ceilings and no furniture whatsoever may look clean and certainly uncluttered, but it also can leave the Buyer saying-

“That’s nice.”

“That’s nice” doesn’t exactly shout “I love this home!”

In years past, all sellers were told to just paint everything white.  That’s the easy way out, but buyers need to see the possibilities of the house.  Buying a house isn’t just about numbers and price per square foot.  Buying a home is a very emotional thing.
 Color can brighten a room; it can set a tone; and it can evoke a memory.

What color did they choose?

You’ll have to come back for the “After” photos, and I can assure you, this young couple knows the importance of selling your house in today’s market!!!

Great tips!  Were you able to prevent them from going through with it?  I scanned through the previous comments and didn't find the answer.  I apologize if the answer has already provided and I missed it, haha.

It's awaful to go into a white washed property.  It looks cheap.  Good, solid ADVICE!

Kathy, I ABHORE an all white emotionless home! YUCK. I know that it's very European (my French friend has everything white in her home here at Fishhawk Lake) and she is going for a crisp clean look. I get that, but it's LIFELESS! 

Thank God they listened to you before it was too late! Can't wait....you little tease.

Kathy - I know that beige or white have been mentioned for so long.  I guess people have been over trained.  Not all color looks great and that is why a stager like you makes a difference.

Hi Kathy.  Glad you were able to save these kids from themselves! White walls means  no contrast with the white woodwork. It's awful. My stager recommends Sherman Williams Kilim Beige.  Still very neutral but makes the woodwork pop.

I had a seller recently hire the cheaper painter (not my recommend) and he sprayed on white.  Not only was it sterile, but it was a sloppy job.

Kathy, what terrific advice.  I think that keeping a few select pieces can make a stager's job a lot easier.  And yes, don't do all white!  Yikes!

Kathy Streib Certainly there are two sides to every argument. Still, I have shown many homes that look like they were right out of the Victorian Era with the original wallpaper; yellowed, peeling and definitely unappealing. Some sprucing up is good, but all white; no.

White is so cold and boring. I totally agree. It's been a long time since I've walked into a white home with a client and not had them say "we'll have to paint"

I think all white can be really boring, and even worse in a vacant home. That's not to say that bright colors everywhere is the way to go, either. This is a good lesson for sellers, first timers or not - we'll look forward to the AFTER pics

All white, ick! I agree, leave that to the pros.

Also not advised: colored paint so pale the viewers can't tell that it's not white. I'm hoping that was just the preference of the people who owned our home before us, and not that they bothered to paint it that way for sale.

As important a home inspector is after an offer, a home stager is before listing. Professionals should be called on all transactions. I totally agree with you!

Kathy, Couldn't agree with you more! White can be seen s sterile and cold. It doesn't highlight any moldings and the extras that are in the house! Great post.
