Great advice Borino, Expired listings can be intimidating for many. Most sellers have a distrust for agents because they most likely did not receive what was promised to them, which was.... "I can sell your house". I prefer to wait until they cool off a while.

Thanks for the great info! After reading your post I pulled up expireds on my MLS and many that were not relisted after a substantial period of time.
