So many of the agents I speak with are new - and overwhelmed at the cost of getting started in real estate. They thought the cost of the course would be it; then they learn about dues, E&O Insurance, equipment they need, and on and on. 

I don't know why no one warns them, unless it's because the truth would lower enrollment at real estate schools. 

They also come into the business without a clue about how to market themselves - something that should be a whole other class in real estate school.money

Soon they're bombarded with ads telling them they need to spend more money if they want to be successful. They should buy leads; they should be in this magazine; they should order this promotional material; they should pay for featured listings; they should do mailings; they should have their ad on a grocery cart or a bus stop bench; they should even join Active Rain and pay the monthly fee. 

We've all learned by trial and error that not all of those promotions bring in clients. We've also learned that there ARE things a new agent can do that cost time instead of money. And last week, guru Neil Patel offered his take, with an infographic detailing How to Get Customers Without Spending Any Money. 

Neil's ideas aren't all suited to real estate - you can't exactly offer a discount coupon for a house - but they do go into ways to use your social marketing skills to best advantage. These are ideas my e-book doesn't cover because I'm simply not techie - and not really into social networking.

Marte- probably, it would be a good idea for every Real Estate school to be mandated to give the new students this disclosure of the cost associated with Real Estate BEFORE they pay for the class. Some people sign for the class as they figure it would be their last and only cost before money start coming.

And yes, there will be few students less, but these would be those who would save by not signing in.

Jon Zolsky, Daytona Beach, FL I'm never in favor of more rules, but that might not be a bad idea. As it is, people should probably do a little research before signing up. Schools would make a lot less money if students knew what they were getting into ahead of time. At the same time - those students who went forward would be better agents, more dedicated to the career.

Marte - I remember how I strugled even having a broker license. I did not have seed money and brokerages could not help me. I remember going to the Board and asking for a payment plan, so that I can start working, and they couldn't. I know that my first bad feeling about NAR started then. Why did they want me to pay everything upfront? It sure was a barrier.

Then I started working as an assistant, and that's how I got into rela estate.

There are a lot of great resources available online that offer free how-tos and guides and tips about marketing. After reading those it still requires execution to make it all happen. Can be overwhelming for some who are trying to secure their first listing, first closing, earn a modest living as they start out. I recommend that they align themselves with a marketing partner with proven track record of helping businesses do things creatively, professionally and knowledgeably.

Randy Mitchelson I agree - it can be overwhelming. Unfortunately, not all new agents have the opportunity to work with a seasoned marketer who will help them. It all depends upon where they go to work. Meanwhile, they can make some progress by just "getting out there" and talking with people. 

And of course... by blogging on Active Rain. I tell those who don't believe me to Google "Active Rain Success Stories" and learn how it's done - but I don't know how many of them take that advice.

I was shocked the other day after hearing several agents complaining about spending roughly $500 on a new laptop or pad and yet young "gamers" will spend $1,000 -- $2,500 on a new laptop just to have better graphics cards, faster refresh rates and better speed to play a "game".

Jim Paulson Americans do value their entertainment.

I've always been shocked by the fact that we pay actors, singers, and athletes millions of dollars, yet pay minimum wage to those who care for young children and the elderly. 

Oh well, those who invest in entertainment rather than their careers will be the very ones complaining that "life isn't fair" because other people are getting ahead and they aren't.

Marte Cliff right you are, look how many people can name or pick out the correct photo of top movie stars, actors, etc., but don't have a clue who is their state Senator or their legislators or can't even pick out a picture of Vice President Biden. Beware, these are the people that rely on reading "The Onion" as their single source of news due to how indepth their coverage is by peeling back the layers to get at the "truth". LOL

Jim Paulson I know - it's really scary. Especially since they vote and reproduce. I laugh at those clips of reporters asking questions of people on the street, but it is really sad to think that people not only don't know - they don't care that they don't know. 

My neighbor mentioned last night that he saw a clip in which the question was "Who is the President of the United States?" After much hemming and hawing, one young woman said "Uhhh... John Kennedy?"

Thanks John Pusa We all know it's impossible to start any kind of business with no money at all - but once the initial fees are paid to become an agent, getting it off the ground doesn't need to cost a fortune.
