When Expectation Meets Reality…

We were on Florida’s left coast today buying a car.  Larry had done his expectation meets realityresearch and was aware of its flaws as well as its plusses.  

We just needed to see it in person, drive it, check out a few more items and make a decision. We’d already paid for information from Car Check and been given copies of repairs.

Now here is where Expectation met Reality -sometimes the two meet and they are a match made in heaven… and others, well not so much.

The first look at the car was a disappointment...the convertible soft top was in OK condition but not as described in the ad.  You could say the same for the armrest.

 

“If they had not set the expectations so high, it would

not have been such a letdown. It would have been better

to have been pleasantly surprised.”

It was what my husband said that made me think about the work any of us do in real estate or sales. He was ready to turn and drive back to Delray Beach without even test driving it.

 

How often do you read MLS descriptions only to have your buyer terribly disappointed when they actually see the property?

Do we oversell what we can do for our clients only to set them up for a possible disappointment?

Oh… what happened to the car?  It is sitting in our driveway, and while it was purchased for a more than fair price, it did not fetch top dollar given it’s condition!

What a great analogy, I have had numerous buyers comment that the home is not what they say in pictures or read in the description, haha.  I am sorry that the car was not all that you thought it would be.

I love your analogy too! It reminds me of the rooms taken with a wide angle lens to make them look bigger. I'll never forget the shot of a room I'd staged. It looked huge and I knew it was soooo much smaller in reality.

Sheila- Go with your gut instinct!  The car is fine but the initial impression threw us. 

BARFF- exactly!  it was priced right and rides well. 

BarbaraT- that's the way to do it.  

Rob- You're right!  I'm sure she had other reasons. 

Lenn- precisely!  Larry based his price on the condition!

Michael- right on all counts.  He did his research and knew that the car was not in pristine condition.  But the initial "viewing" was a bit of a downer. 

Capt Wayne- it drove just as he hoped!  The other stuff is cosmetic. 

Scott- precisely!

Kristin- we were on the road but did manage to have some corned beef.

Hi Kathy - You're right about that, and we see it all the time. I'm still waiting for an agent with a really bad listing to be honest about it publicly.

I so agree with you Kathy. Most of the time you'd be pleasantly surprised seeing the property vs MLS photos. That's if they ever want to see the home despite the ugly photos.

I think we all experience this in so many different ways...Real estate is definitely something that is overstated in its descriptions, and on occasion I have seen accurate description's such as "fixer upper, or contractor's special", here in town.

Kathy, We've all been there. So why do some agents resort to puffery? Haven't they been bit by this also?

I don't read agent descriptions unless they say "needs work" or needs TLC.

Otherwise I don't believe them.

Kathy...not just description...I have seen photos of the home...and a telephone pole has been photo shopped out. I find it to be as much of a lie as if you said a three bedroom home had four bedrooms.

Sounds like one of the homes that you have not staged.  I too think that this "condition" thing, smacks of bait and switch way too often and cars, like houses, are definitely something one needs to live in and it better be more than livable to fetch a premium.

Patty- that's just it!  Buyers look first at the MLS photos and then it's every agent's and seller's wish that their expectations are met. 

Alexandra- I've had agents describe properties to me and was very pleasantly surprised when i walked in! Ron & Alexandra Seigel 

Bill- isn't it a shame that we feel the need to be so cynical. 

Jeffrey- that's horrible!  Photoshopping the telephone pole is just not right!

Everything is online now and if pictures and copy do not match the viewer/buyer knows in a nanosecond. As to why it continues.... no clue.

Those flowery descriptions can be deceptive as can MLS photos. It is best to keep it in teh middle of the road and save some good surprises for personal discovery. I hope you wil enjoy your new ride.
