March 2015 Westfield NJ Market Update

The March 2015 Westfield NJ market update showed that homes in both "The Gardens" and the Washington Elementary School area continue to be hot commodities.

The Westfield NJ community has so much to offer its residents.  The Downtown Westfield area provides a mix of nation-wide retail establishments as well as boutique stores.  There are dozens of restaurants to satisfy just about anyone's appetite.  But when it comes to settling down, "The Gardens" remains the most desired neighborhood in the entire Westfield NJ market.

"The Gardens" is situated on the north side of Westfield, extending to Lawrence Ave on the southwest, Hillside Ave on the northwest, Priscilla Lane on the northeast and Mountain Ave on the east.  While the total area of "The Gardens" may be small, it appeals to both first time and long time residents of Westfield.

Between September 11, 2014 and March 11, 2015, a total of 15 homes in "The Gardens" were sold.  This was slightly higher than the 14 sold during the same time period the previous year.  The average property price was $1,117,200, a 5.2% increase from the previous year.  These homes ranged from a 3 bed/2.5 bath 1930s charmer that sold for $585,000 up to a 5 bed/4.5 bath property built in 2008 that sold for $1,450,000 after just over a month on the market.  Currently, you will find seven properties in "The Gardens" that are up for sale at an average price of $1,237,429.

Another area that many Westfield Buyers are interested in is the area that falls within the Washington Elementary School's district.  This is one of the finest public schools in the area which makes the homes located here a very attractive commodity.  From September 11, 2014 to March 11, 2015, a total of 18 homes in the Washington School area were sold.  This is the exact same number that were sold during the same time frame the previous year.  The average property price, on the other hand, has decreased by 11.2% to $720,472.  Currently, there is only one property available and it is listed at $1,200,000.

If you are interested in living in a prestigious neighborhood, "The Gardens" is the place to be.  Keep in mind that you will be paying a higher premium for the privilege to claim this distinguished area as your own.  Families with younger children or couples just starting out may find the community around Washington Elementary School to be more desirable.  Properties in this area do tend to be lower in cost than "The Gardens" but inventory is scarce at the moment.  If you are interested in a home located in either location, please contact me.  Neither snow nor rain nor gloom of night will keep me from my appointed task of finding you your next Westfield NJ luxury home.
