There's nothing more exciting than embarking on the purchase of a new construction home in Alexandria VA.  If given the choice, almost every buyer would prefer to buy a new home versus a resale home.  With new, you will have the opportunity to be in the driver's seat in many areas as we go from choosing a home site, to selecting custom finishes.  When you pick out the features of your new home, both inside and out,  you will feel like a kid in a candy store.  As your Alexandria VA buyer's agent, my job will be to advise you along the way, and to be your voice when communicating with the builder and site representatives.

Like a resale home purchase, you should have in mind the price range where you feel most comfortable.  When it comes to buying new, a good rule of thumb is to give yourself a cushion of $75,000 - $15000+ on top of the home's BASE PRICE.  The base price is the initial price of the house without any options, upgrades, or lot selections.  You'll see as we tour the model home together, the model home has been professionaly staged and is accented with top-of-the-line finishes and designer furniture.  While these features appeal to the lifestyle that you are likely looking to build, many of these customizations are not standard, and some of them may not even be available by the builder.

You should have also come prepared with your mortgage approval letter.  Having your mortgage approval in hand will put the sales representative on notice that you have invested the time to apply for a mortgage loan, and confirms that you are indeed a ready, willing, and able buyer. Your mortgage approval should be provided by a local, reputable lender.  It's important to have a breakdown of your estimated closing costs, or GOOD FAITH ESTIMATE (GFE), so that you can compare apples to apples when deciding on which lender can offer you the best terms.  You'll have to make a choice between your own lender or the builder's preferred lender.

Having a buyer's agent in new construction is the only way to go.  Why a buyer would go without is beyond me.
