Garbage In/Garbage Out Makes it Difficult to Sell Your Franklin TN HomeI just read a post written by Franklin MA listing agent Barbara Todaro, Listing Agents Who Use MLS Need Nothing More To Secure a Transaction. As her title suggests, Barbara believes there is nothing more powerful than our local MLS to market our listings. While I do believe the MLS is a powerful tool, it is useless if agents don't use it to its fullest extent.

All agents are not created equal and neither are the listings that these agents input. The strength of an MLS listing is only as good as the agent who enters it into the MLS. Garbage in/garbage out makes it difficult to sell your Franklin TN home. That's right. Some agents will input garbage into the MLS. When they do, sellers will have a difficult time finding a buyer for their home.

The most common example of garbage in/garbage out is the use of bad MLS photographs. Oftentimes, they are dark and blurry but you'll also see listings with no photos or very few photographs. You may even see photos of silly things like the seller's dog curled up in his dog bed. If it doesn't show off a feature buyers are looking for in a home, then it shouldn't be in the MLS photos.

This home has already been on the market 18 days; a long time by our standards. The buyers were wondering what was wrong with the house. I told them the MLS photos were terrible. This home looked much better in person than it did in the MLS. With so many buyers relying upon the internet to determine which homes to view, bad photos can really hurt a homeowners chances of selling quickly.

Next on the list of mistakes is the absence of essential information. Our MLS gives us the opportunity to search by a number of parameters including swimming pools, fenced yards, bedroom descriptions (is it a main floor master?), basement homes, etc.

If a listing agent hasn't included a key feature in their MLS listing, then it's going to be very hard for a buyer who wants that feature to find a home. I once showed a property that had no mention of an in-ground swimming pool (a hot commodity in our market). They didn't even include a photo of the pool. They cut out a lot of potential buyers who may have been looking for this feature.

Unfortunately, our MLS only allows 250 characters for the description of a home. Even so, that description is Google-friendly. Many agents don't recognize this. They could attract more buyers by using a phrase like "updated kitchen" in the property description making it easier for home buyers to find. 

As real estate agents, we rely heavily on our local MLS especially when we're working with buyers. If the information provided in the MLS lacks essential features, contains bad photographs or doesn't include an accurate description, not only will buyers not find your home, neither will the real estate agents they use.

Great points Tammie, and you are so correct.  Sometimes I wonder if the Home Owner even bothered to google their own home to see how it is being represented.

Sussie - There is so much information in the MLS. Agents haven't begun to scratch the surface.

William - Much of the information syndicated to other sites begins in our local MLS.

Kathy - I would agree.

Jeff - I shake my head at some of the things I see in the MLS.

Cindy - I can't believe some of the photos I see in the MLS. I'll call you tomorrow sometime.

Sharon - I always send a link to sellers and ask them to approve their listing. Obviously, many agents don't.

Micheal - It can if used properly.

So true....garbage in/garbage out. Excellent point about what and how it should be listed in MLS.  We used the same expression when leasing. You move garbage in, you'll be moving garbage out soon.

Tammie - I would agree that the information is only as good as what is input, but would imagine if it is bad or inaccurate in their own MLS, it would probably be bad on all other sites as well.

Tammie, Lazy is as lazy does. Bad photos, terrible descriptions, not including key information is a false reliance on the MLS for marketing listings.

Tammie, Too many homes for sale become invisible to buyers because of critical errors in MLS input.  Missing lot size, a box not checked, it doesn't take much to have a home go bye bye from autosearches set up for and by buyers.

So true! MLS is a powerful tool only if used accurately. With plenty of buyers beginning their search online, bad pictures, incomplete information and inaccurate listing descriptions certainly doesn't make a good impression.

The photos are the first thing the buyer sees. If they aren't good then the buyer will click off. I just don't get it as to why agents feel it is acceptable to do inadequate photos. Aren't the sellers watching and wondering?

I'm currently analyzing a listing for a seller - the current listing agent has terrible photos in the MLS. The house is listed at $850,000 - can you imagine being that lazy?  It's amazing too as this agent is a Designated Broker - super successful, bla bla bla. The house isn't getting any showings and she can't figure out why.  Plus, the gorgeous yard has limbs and weeds, and general disrepair - she is living in Mexico. It's not going to sell unless things are cleaned up - and the marketing is spiffed up too.

Tammie, you are right, we come across these things in the MLS everyday.  Makes you think wether some agents are trying to keep others away.

Tammie, I absolutely agree with you. Buyers rely heavily on information found through MLS and the internet. It is important to market the property effectively to get a higher chance of buyers finding it online.
