Rye NY Home Sales Stay Strong Through Winter

Unit sales in February were 13, unchanged from the same month last year. This is the highest unit sales have been since 17 in September, 2014. Sales/list price ratio in February moved up to 95.6% from 94.9% in January. 

Median price in February was $2,325,000. This is up 67.3% from $1,390,000 in February of 2014. This is the highest median price has been since July, 2014. 3-month median price of $1,625,000 in February was up a little from $1,407,500 in January and up slightly from $1,545,000 in February of 2014. Price per square foot in February was $611. This is up from $513 in January and up from $467 in February of 2014. 

Inventory of 83 in February was down 3.5% from 86 in January but up 2.5% from 81 in February of 2014. New listings of 23 in February were up moderately from 19 in January but down a little from 26 in February of 2014. Months of supply of 6.2 in February was down marginally from 6.4 in January but up substantially from 4.3 in February of 2014. 

Days on market of 64 in February was down considerably from 112 in January and way down from 222 in February of 2014. This is the lowest days on market has been since September, 2014.
