I love data - it dispels the rumors and heresay. Speaking of data, I thought I'd share a new chart that shows the "curves" for new listing activity and sold homes for Lancaster County, PA (residential properties):

Clearly April, May & June were the favorite time to list last year. Assuming that the desirable homes went under agreement relatively quickly, and assuming a 30-day window to close the sale, we'd expect to see a bump in sales continue into August...and we did. So there it is - try to give me a call within the next month to get your home prepared to market by June!
Oh, and notice the "curves" for new listings in January, February & March - see the similarities between 2007 and 2008? Signs of normalcy there. Sales are lagging this year, though - note the curve on the rise in 2008, just like last year...but the starting point is 100 homes lower.
