At every settlement we warn Tredyffrin Easttown home buyers that they will get a deed prepared by the Title company after closing. This deed will have been correctly prepared and recorded. There is no need to pay anyone else for a deed.
There have been several reports of letters from National Deed Service, Inc. offering certified copies of property deeds for a payment of $69.50 or more. This is a scam and you have no need to pay for this service. The home buyer will generally receive a letter a few weeks after settlement offering this service and it sounds like something a new home buyer should obtain.
The Chester County Recorder of Deeds office has confirmed that new homeowners are being targeted, and they are strongly advising against consumers giving their payment information to this company. As noted in the letter, the National Deed Service, Inc. is not affiliated with any governmental agency, and the letter appears to be a scam.
