As many of you may have heard or noticed the Austin Texas Metro real estate market is hot and may be getting hotter. By monitoring the activity on a regular basis I keep abreast of the latest trends well before the "monthly stats" come out 2-3 weeks after the end of the previous month. Knowing the market is my job! The trend has been moving toward a tightening market. We are already in a strong "sellers market" with less than 3 months supply. New home builders are raising the prices on the "specs" as they progress toward completion and incentives are few and far between unless a home has been complete for a few weeks with no contract.
To may active rain friends, if you have family, friends or past client moving to the Austin texas Metro you can be confident in referring them to me. I'll take great care of them.
For consumers, my best advise to you is to connect and commit to a local REALTOR who is available to act on a daily basis. Having a part time agent in this market will likely put you at a disadvantage.
