Did your home sell?

There are major mistakes made when agents list a sellers home across the MLS.  We are going to go through all of the most common mistakes. 

1.  Pictures not properly placed.    On the MLS there are 2 places to place pictures.  One is through what is called "Property Tour."  The 2nd place is a direct upload to the MLS.)  For instance if an agent does a property tour but doesnt upload to the MLS there are many sites that wont show the pictures.  www.UtahDave.com understands this and has both the uploaded pictures and the property tour.  However, sites like Utahhomes.com which is Coldwell Bankers site only shows the Pictures uploaded to the MLS.  They dont show property tours.  This limits agents visibility to a listing.

2. EAL verses ERA.  Agents have a place on the MLS that they choose between the following two terms when listing a property. Whenever the agent chooses EAL, their listing wont show up on the internet on other websites. It will only be on the MLS.  Agents that havent been in the business or arent detailed oriented will miss this.  This means your home wont be shown on the internet.  Many listings I find that didnt sell had this mistake on it.

3. Garage.  Many listings I see dont have the number of garage spaces. When searching online many websites have a default of a 2 car garage.  This eliminates the ability for people to view the home.

4. $199k Pricing.   When searching online users usually search between 150k -200k  or 200k to 250k.  Statistically we never see people search 150k to 199k.  or 199k to 149k.   When you price at 199k you are eliminating all the people who are searching at the 200k mark.

5. East and West Coordinates.  Another major mistake is when agents enter the wrong coordinates for streets.  Ive seen many listings show the home was in East Salt Lake when it actually was in West Valley.  These are very common mistakes too.

6. No remarks or details.  Many listings lack any sort of detail.  They dont have much remarks. When a home doesnt have any remarks it shows that nothing is special about the home. People tend to skip it.  All the details and remarks need to be full so a person can know something about the home.

7. Schools -  Many people only search areas within certain schools. If you have the wrong schools....people wont find your home.

 

These are just 7 major mistakes made when listing a home for sale...there are other mistakes that could be made as well.  In order to achieve success. One has to take all the right steps to reach success.  Be sure you take all the right steps!

Excellent points!  Sometimes homes don't sell when it's no fault of the seller...and they never understand what the problem might have been!  According the NAR, the garage has ben the number one item on the wishlist of buyers.  It's definitely a disservice to sellers to neglect to fill out the MLS input form.  UGH!
