What's My Emerald Hills Delta, CO Home Worth?
To find a price range I look at listed and sold properties in your neighborhood. The listed properties are your competition and what your property will be competing directly against if you put it on the market. The sold properties are a good indication of what a buyer will pay for a similar type of home with a similar location.
Of course there are other factors that must be taken into consideration, too, like bedroom and bathroom counts and house size. There are a lot of the things I consider when determining a price range for your home.
Real estate activity has been fairly good in Emerald Hills over the last year. Here's a look at the listed and sold properties from the last year.
- Seven homes have sold.
- Prices range from $122,529 to $163,500.
- The lowest priced sale was a bank owned home. The highest priced sale was also bank owned and it was new construction.
- The average sold price is $145,147.
- The average days on market for the sold properties is 217.
- There are four homes listed.
- The prices range from $155,000 to $176,660.
- Three of these listings are bank owned and new construction.
- The average days on market is 85.
While the days on market for the sold properties is somewhat high, I expect we will see that number drop as we head into summer. Buyer activity is high, and inventory is low. Interest rates are holding at a low number, and this continues to encourage more buyers to search for a new home.
We are starting to see a lot of different property sell in a lot of different categories. Even higher end homes are selling better than they have before, and vacant land is also selling.
