This is a market update for the Regency Del Mar condominium complex. Located at 601 East Del Mar Boulevard(northeast corner of Madison Avenue), the five story building has an impressive mid-century modern presence in this vibrant Pasadena neighborhood.
Built in 1966 the complex was converted from apartments to condos. There are 40 single level floor plans ranging in size from studio units to three bedrooms with approximate square footages from under 500 to over 1600.
Expansive and dramatic floor-to-ceiling windows and sliding glass doors enhance the cool modern vibe of the building. There is a recently renovated lobby area with elevator service to all floors. Parking is on the ground floor level in a secured garage area. While some have installed their own washer-dryer units, there are community laundry areas located on each floor for residents.

There is currently one Regency Del Mar condo on the market for sale. It is a newly listed two bedroom/two bath floor plan on the fourth floor with mountain views and approximately 1405 square feet priced at $459,000.
I’m not a psychic but when I saw this unit hit the market last week, I predicted it will be in escrow very soon. There have been no sales reported so far in 2015 according to our local multiple listing service(mls). For full year 2014, there were three mls-reported closed transactions ranging from $398,000 to $525,000 with an average sales price of $457,000(median sales price $448,000). They sold at 96.14% of last list price and for $339.88 per square foot on average.
For full year 2013, there were four closed sales ranging from $166,000 to $375,000 with an average sales price of $320,250(median $370,000). They sold at 102.57% of last list price and for $357.19 per square foot.
As always, when reviewing numbers and statistics, it is best to look beyond what has been presented.
