Single family homes sales were scarce in Pleasantville during the winter months but things have since changed. Village homes in good condition are moving fast with multiple bidders. I rcently engaged in multiple bids and found out that some were offering $50k over the asking price. In a normal market this home would never sell for those numbers. It goes to show you that with a little urgency people will do the craziest things.

There were 2 unit sales in February. This is down 66.7% from 6 in February of 2014. This is the lowest unit sales have been since 1 in February, 2013. Sales/list price ratio in February moved down to 94.5% from 98.2% in January.
Prices
Median price in February was $685,584. This is down 27.8% from $950,000 in February of 2014. This is the highest median price has been since September, 2014. 3-month median price this month is $525,000, the same as last month. Price per square foot in February was $282. This is down from $292 in January and down from $296 in February of 2014.
Inventory
Inventory of 40 in February was down 4.8% from 42 in January but up 11.1% from 36 in February of 2014. New listings of 11 in February were up a little from 10 in January and up modestly from 10 in February of 2014. Months of supply this month is 4.8, the same as last month. On a year-over-year basis, months of supply has been falling for 5 months. This is the lowest months of supply has been since February, 2014.
Market Time
Days on market of 80 in February was down just slightly from 83 in January and way down from 148 in February of 2014.
