“Beer Budget and Champagne Taste”

 

Brenda wanted to own a nice three bedroom ranch, but her budget was $150,000. In the area she wanted to live $150,000 wouldn’t give her what she wanted for her family.

 

Her Realtor called me regarding doing an FHA 203 K loan as the bank that did her pre-qualification doesn’t do them and they recommended the Realtor contact me. They have been referring these clients to me for many years.

 

I spent time with Brenda to discuss her options as she and her Realtor found a bank owned property that was in the area she wanted, but the home needed about $25,000 worth of work. With that amount of renovations the home would work.

 

The Realtor referred a contractor that looked at the property, but he felt the property was too far away for him, plus he had lots of work. I ended up referring a contractor who viewed the property and put a proposal together. For these loans, the contractor is crucial as there is a bunch of paperwork that is required.

 

Here is the neat part of this transaction. The appraiser has to come up with an “as is” value and a value after the renovations are completed. The purchase price was $109,000 and the final renovation number was $30, 800. The after renovation value came in at $166,000. What a way to create instant equity.

 

Buying a home that needs some renovations, might be a great option, no matter the price range goals someone has.

The 203K is a great loan for properties needing work.  Getting all the crazy ducks in a row is the hard part.

I had one buyer in the past couple of years go this route. I am not sure what her value is now but I am sure she gained a lot of equity by repairing after purchase. Nice when you have a mortgage pro to guide them through the process.

Very nice way to show an example of how this can work. We're working on one right now that is a manufactured home (double wide). It's a good way to move some of these bank owned properties.

Great post Joe.    These loans aren't for the faint of heart; in my experience there was a lot of red tape.    It took some arm twisting to get the listing agent to accept the offer, but fortunately, she'd already had an escrow fall apart and was eager because her listing agreement was about to expire.

My buyers also got the home of their dreams - an REO with an outrageously challenging failed septic system and some other unfinanceable issues.    Market value immediately shot up and they easily refinanced into a less expensive loan.

The trick was the loan requires using FHA approved contractors.    Not all great contractors have the office skills to go through the paperwork to get approved.   In my case, the payments really lagged the work the contractor put into it, so he wasn't delighted with the process.

I need to be more diligent in locating a lender who will do FHA 203-K loans. They look like a great deal for consumers but we do not have many lenders who will do them and finding contractors willing to do the admin is tough too.
