Trumbull CT home sales for February 2015 showed an 11% decrease in sales from the same period last year.   Average listing and selling prices went UP 13% and 15% respectively.   The median home price INCREASED 9%.

Days on the market went up 53%.  The market absorption rate came in at 8.44 months which is statistically  a buyer's market.   That means at the current pace, it would take 8.44 months to sell off the inventory of 135 homes.   Still time to get your home on the market now with less competition as we move forward towards the spring market!

The absorption TREND, which shows the number of months it would take to sell the entire inventory at the same pace, came in at 5.55 months for the last three months. 

  

It is VERY important to note that the absorption rate is calculated on all price points. If you are selling your home, your agent should calculate the absorption rate trend for your price range to get a more accurate analysis.
