Braemar Property Values: January-February 2015 (Courtyard Series)
While we've experienced some warming temperatures in Bristow with the onset of spring, we had a set back to the thirties today. It reminds us of the winter not so far behind us. This Braemar Property Value Report will focus on sales in the winter months of January and February in the Courtyard Series. Of course, if you don't know what a Braemar Courtyard home is, it is one of three different floor plans that share a private courtyard driveway and have extremely small outdoor spaces. Models include the Arlington, Clarendon and Ballston.
There were two Courtyard homes that sold in Braemar during the first two months of the year. They were both Ballston models, but varied in the number of bedrooms and bathrooms. The high sold price was $390,000, the low sold price was $369,000. The average of the two gives us our new average market value for Braemar Courtyard homes of $379,500. This marks a 7/10th of 1% decrease in average value since last report and a 4% decrease in average value since last year.
If you placed your Braemar Courtyard home on the market, priced to current conditions, you could expect it to be under contract in an average of under three months. You could also expect a buyer to request an average of over 2.5% of the sales price in closing cost assistance.
The next Braemar Property Value Report will be out in May and will detail sales from
